How much of this years "summer goods" is really what was sitting out in the ocean last year waiting for a dock to unload on??? Many items last year were just not available so that money did not get spent on what people had planned to buy. Plus working from home did not take as many new clothes or as much gasoline. I agree with post above about university, medical,and guberment towns having good money flow. I live near a town of about 5000 people about 50 miles from a couple of college , medical center towns. Very few new houses here in the last 20 years. Get within that 20 mile circle of decent paying jobs and you see fair amount of new construction.
