Yes drive into any small town and there are lots of new subdivisions laid out or mostly covered with pavement and housing.
At least in cities there are big apartments that will house many in a small freater than ootprint
Then where will all the people living in the small towns work?
A long drive to the city with expensive fuel.
I also think the area is greater than many think
