I prefer to have a cash rent relationship with the landlords, it is much cleaner especially for hay where there are so many variables. The two landlords in question have livestock that will use a portion of the hay and would sell the excess. There are many potential pitfalls that make me want push for a variable cash rent of sorts to accomodate the risks inherent to hay production. If they insist on a crop share, I am leaning toward a 1/4 - 3/4 with them providing the land and lime.
My biggest concern is being protected for the large upfront costs and lifespan of a quality hay stand. I'd hate put in the effort and expense for a good stand of alfalfa only to have it hanked on a whim.
