I understand about the ext Agent. Unfortunately, they have more than their fair share. It is always nice when you get a hold of a good one.

Don't know much about share cropping Alfalfa ground. Cash rents for crop ground may have something to do with how to stucture pay out projections, but after that they should be tossed.

Share cropping: of course you have stand establishment: seed, fertilizer, maybe chemical cost, machinery cost, labor whether charged or not, Harvest equipment, labor and handling, storage, others. His cost: land, and what are you having him PU for costs?

Payout: 50/50, 60/40, 70/30? Depends on what cost you have him carry from above. Ask about share cropping with other crops, then see how you can structure your offer to come out similar for the land holder.
