| I will add one more thing. If you have a good tenant that takes care of the place, pays rent on time, and is willing to fix the little things on their own, that's worth a lot of money in my opinion. New tenant could trash the place and stick you for a couple months rent, or nickle and dime you to death with little repairs/upgrades. Someone paying below market rate rents doesn't usually bother you for new paint/carpet/etc.
