6K land today HAS to be at 10K in 5 years for it to be a good investment. Other than maybe the veggie guys, (and I only say that becasue I have no idea of the economics of those crops) I'd like to see anybody 100% cash flow 6K land off corn/sb. And worse yet, land here is 7700-8000 lately.
