The market is determining cash rents. Some landlords demand higher rates and some tenants comply and others refuse. That is the market at work. We are considering renting our out. Tenants ask me how much I want. All I can get is the answer. Why not make an offer? Well the tenants know they may have to pay a lot but are being cagey about offering too much. They would rather rent for $200 than $210. Not a bad plan except they will be disappointed when the guy down the road rents it for significantly more. They won't know what the other guys bid because that will not be public information.

Anyway it is quite a kubuki dance as prospective tenants want to pay enough to get it but not pay too much more than they have to. BTW I still want the tenant to make money over and above what he pays me.
