Carbondale, KS | 200 bu corn w/my fertilizer prices today = $113 (using 200#AA plus removals for 200 bpa) : 65 for seed : 30 for chem : machinary and fuel 100. That's $308 and leaves 100+ to the operator. If moneyis borrowed add another 50 for 650 @ 9% for 10 mos. Still leaves 60 per acre after expenses.
I wouldn't want to be in a bidding war w/these prices but i'll give the bidder the benefit of the doubt that he actually put a pencil to it.
