North Idaho | I would ask the retiring farmer if he would consider a contract. Owners held the mortgage on several of my land purchases and it was a win win for both of us. I got cheaper rates and they got a good return for them. I also had a provision that allowed a one time interest only payment (resulting in a one year extension of the contract) if we experienced a tough year. Never used it but it was a good fallback if necessary. | |
