Without seeing your place these are things we do to get our homes to move fast. Maybe you have done these things, maybe not.

#1 Inside, remove all the stuff off your counters and remove 50% of the stuff out of closets and cabinets, plus excess furniture. Your going to move anyway, get rid of it now and make all the spaces "look" bigger.
#2 Put 100 watt bulbs in all light fixtures, again makes things look bigger.
#3 Any little thing that needs fixed, fix it. Screens, wobbly door knobs, all the piddly stuff you put off living in it. Paint goes a loooong way too.
#4 Front door gets a new coat of paint. Potential buyers are sizing up your place on the front step, make it look great.
#5 Make it look real nice from the road. If there are tools, weeds, kids toys, dog ****, tall grass. Clean it all up and put it storage with the items you took out of our house.

You are not selling your home anymore, you are selling a thing you want to make money on, treat it as such. Elbow grease will do wonders and a little $$ to fix odds and ends will be what you need to do.

Marketing-- Nothing wrong with being clever with words. Don't be dishonest, clever. Why couldn't your place be a "weekend retreat home in the beautiful country side". Get clever with marketing.
