Put it up for auction with you having final approval of the selling price.  It is always good to let the bidders know when the price has reached a level at which you are willing to sign over the deed.

Interesting story about our first house sale.  Tried for 6 months to sell our modular on 5 acres ourself.  Got tired of messing with it so turned it over to a realtor.  House sold in 2 weeks to the hired hand who worked for the guy across the road from us.  Got about $4000 more than we were hoping for.  If the guy would have come talk to us, he would have saved $4000 and we would have saved realtor fees.
