Pat,

Don't see much ground being bought in this area, with the idea of flipping it. Most buyers are in for the long haul. If a person can pay cash or borrow 30% or less of current values, not much risk involved. No matter what happens down the road.

After watching Glenn Beck's video on Ehoff's post, looks like anything that has hard value, is pretty much at least going to retain it's values and not fall out of bed price wise.



IMO best not to do anything wild and crazy over the next several years.. Probably prudent to improve profatibilty on the current land base and not get to involved in a big expansion mode.
