USA | Pat, I didn't make it clear, was figuring 4% ROI after expenses.
Formula should have been stated like this APH x $5 corn - crop expense = 4% ROI for land. IMo your expenses are high for 165 APH ground. $300 acre for crop expense for 165 APH ground should be closer to reality.
$825- $300 = $525-$100 for overhead= $425. Would put land value @ $10,000 plus.
From the posts looks like most think land is too high, but havn't given a number where land should be priced.
