Maybe he is selling so that his kids don't have to worry about it? Maybe he is tired of the old farts tying up land and wants to open it up to new farmers? Maybe he just wants to liquidate and actually retire somewhere?
Maybe there are so many factors and none of us know him or what he wants and thinks?
I agree with your thoughts on purchasing power. Time will tell.
