Buckwheat I agree also.   I look at ROI and how well does the property fit what I already have and could I farm or use it w/out needing more machinery.  Also, do I want to rob from peter to pay for paul if it gets ugly.  I've always come home happy after purchasing land.   Buying land is something your not sure about for the first 5 years and kiss yourself the next 5 years of ownership!  An old successful farmer once said you need to build your own independance!
