A few suggestions,
# 1 get away from the FSA Their rules are entirely too restrictive, and do not have anywhere near enough flexability. Also if the(FSA) starts giving you any grief hire a good financial lawyer and go get them. It is NOT LEGAL to dictate management and that is their style. A few FSA "loan officers" amoung the unemployed would be a great improvement. More good operators have been put out of business by the FSA than they have ever helped.

# 2 Go to a commercial bank that handles business, does RABO operate in your area?

# 3 Do NOT sell equipment to pay down debt, simply to turn around and replace it. That does not work over a longer time frame.

# 4 do you have life insurance? If so what is the cost to borrow from the policy?

# 5 nobody, but nobody has a positive cash flow statement every year. Not going to happen.
