Looks to be about 30 acres they’ll probably want to start at going rate for land @30acres and crop damages, you’ll have to consider, crop loss, compaction, future compaction, cost to remove compaction, loss of use of the land if it’s currently suitable for irrigation, garnering around poles, pole placement, easement access, type of construction, wood, steel, foundations, buildings, timber mat road va driving access, dead end structures, possibly further access for wire set ups, lay down yards, etc. work it to your advantage.
Plus add future access, crop damage coverage if you can. My dad sign one 55+ years ago, and every few years seems for some reason or other they want/need to drive through, when it's either extremely wet or a week before crop is ready to harvest. Almost never in the winter with frozen ground. |
