Does anyone have any knowledge and information they would share on an overhead transmission line easement? The easement is 100' wide and roughly 2.5 miles long. My land is in a favorable spot between proposed wind farms and a coal plant with existing transmission lines. The coal plant is shutting down in 2030. These will be single poles 75-90 feet tall. Any pointers or suggestions on what to watch out for? Does anyone know the going rate per foot for these easements? This is a new thing in my area and I really have no examples to get info from.
Nothing less than $750,000 plus damages to growing crop during all phases of development and then 5 years thereafter. Negotiate pole placement
Clauses for timeline of construction before easement is null and void. Can’t be used for any other use. Land has to be put back as it was found. Pay for damages as they arise in future. No selling of easement to anyone.
Try to negotiate without a lawyer. And slow walk the whole process. Keep talking till they actually throw ED at you. Longer to go but still negotiate in good faith the more you likely get. Only use a lawyer to look over final proposal.
