Maybe you are both right. My observation of land markets over the longer term is that the marginal land is a leading indicator of a market correction. Poor quality land is the first to go down and stays down longer. Conversely, higher quality land will hang in there longer and be quicker to rebound.
A million dollars for 40 acres seems a little frothy to me but I’m admittedly a bargain shopper. I’d rather be a seller than a buyer at that price. | |
