Your probably right, it's not going to cashflow or anything. But when you start talking about recreational ground your talking about a different pool of buyers. There's doctors, Lawyers, big city business owners that are flush with cash. And a lot of them want their own little piece of paradise. If there's history of big deer it will bring a lot of money. I ve seen all timber tracts with a cabin in the woods bring 10,000/acre or more on everything not just small tracts either.
