thats the crap we have coming our way here. sucks. cheap rent is the only way to justify these pieces. we farm enough that we have gotten into bigger equipment and it cant fit into a lot of these anymore. had to let a farm go this fall that was somewhat in the description you describe where i can't keep one of the owners kids happy. but the owner seemed to be. wasn't worth the grief for the small acres. 

just put in the lease, the lease is contingent on farming property A and B together. if someone wants to sue you over breech of contract over 5-10 acres let em and laugh as they waste money on a lawyer. id just represent myself and explain to a judge whats up. if ya gotta pony up a year rent its probably cheaper than a lawyer.
