I have to agree with your assesment about the potential for a wet spring. I doubt anyone will admit to the possibility of a depression. They'll hide that like the captain of the Titanic not admitting the ship was sinking.
I think we will have some type of spring rally to get acres. It will just depend on the outside money how far that might get pushed.
