Kittitas Co. Wa. State

It would have been better for maybe a couple of pictures, and a little more explaintion.

Age of the house is kind of superfulous. (unless the idea is to impress the neighbors with a new one.)

First question is do you like size layout and "character" of the house? Guess if you don't, then just build a new one.

If you "want" to remodel, first is Foundation, does it have a good foundation? 2nd question does the house have good bones. If it's got good bones there's not one problem with remodeling. 3rd issue is dry rot, critter problems, etc.. if that has chewed into the bones enough it's going to be spendy to fix.

Does it have good hardwood floors?

Lath and plaster is just lipstick, if it's got good bones no problem. If it's a pig, still going to be a pig.

Wiring is just wiring, same with plumbing. Not that big a deal. Once the inside coverings are off wiring/plumbing is pretty easy. Same with siding insulation etc. '

With that remodeling quote, you are paying ALOT for de-construction of the existing residence. If you are willing to work you can save 1/3- 1/2 the cost just by doing the de construction yourself. In fact much of the entire cost is paying someone else to work.

In your example,, the biggest single expense would be the actual cabinets themselves.

It really does boil down to whether you want to do your own work within your skill level, or just drive up, stick the key in the front door any move in.

What I can say is provided the bones are good, foundation is good etc. A $200,00 new house is not going to have the quality in it the old home has. The only money you are saving with building a new house is deconstruction costs.

I've got a cousin who built a 3 story 5000 foot house himself. Only help was pouring a 12 foot basement foundation. Everything else he did himself with wife, kids, and his Dad doing some outlet box wiring.  He also designed it himself and had his plans cleared and drawn up be a local design/engineer office.  Top flight materials through out the house. Built the house for under $95,000  including an unattached oversize 2 car garage.

Edit: The other issue,, Wife and kids ( if that applies in your situation)  Is your wife/kids willing to live in a "mess" for a while, in a rebuild process?  Some wives a great about putting up with months of "mess", and willing to really get involved in rebuilding their home.  On the other hand,, there's been divorces over home remodels too.  If you are married ?? to a "Princess"  may as well skip the remodel idea.

P.S.  Please change your font settings to a 12 font or more.. Don't worry about saving paper trying to squeeze so much writing into a little box. Smile
