| One other thing to consider.is who pays all the upkeep. That can be expensive.
I spent $125 an acre on land maintence on a rented farm last year. I spent that much on another one the year before. I did around $50 worth an acre on that one this year.
The one I spent the money on last year is scheduled for some major work this fall and winter. I have no idea what the value would be but likely several hundred an acre if spread over the acres I rent from him.
I have farmed the one farm for 42 years, the other for over 20.
