I get one of those offers to buy my "vacant" land 3-4 times a month, have several smaller 20-100 acre tracts. Usually the offer is in the 20-30% of actual value. Be careful with those rough land locked tracts, they might wind up with a 50' right of way across your adjoining farm land tract.
