Find a charity or charities and give it all away. That way there will be no squabbles, fights, and hard feelings among your remaining relatives and you'll have done a good thing. Likely in the end everyone will be happier. Could also stipulate your nephew has first right of refusal to purchase the farm from the charity at appraised value or a value you choose.
