Lots of experience in gas leases. They aren't worth the paper they are written on. You won't find a lawyer better than theirs and they will tell you that. They insist that you don't discuss your lease with your neighbors because they don't want all of you to form a group to get a better lease price. The best thing you can do is form a big group. They will tell you the amount they are offering is the highest price which is bull. Some got $30 an acre then I got $300 and thought I did good. Then a group that was formed after us got $5250 an acre plus more % of gas you are paid for. That's a huge difference. Our lease was sold 3x without us knowing it until the paperwork was received. They just go to the courthouse and wheel and deal. The next company will say we don't have to abide by the original lease because it's not their lease. On and on. Next come the pipelines and here we go again.
FORM A GROUP and pay for a super Lawyer and make sure he/she isn't tied to the gas company. That also happened here. Be high on your toes if it's Chesapeake Energy or one of their subsidiaries. They just partnered with Southwest Energy here.
Oh yea make them pay you rent on "each" well they drill whether it's flowing gas or not. Not being political but the price of natural gas sucks right now and the stoppage of exporting LNG is killing our area. I have an LNG plant next to me and a new one 15 miles away got yanked partly because of the new climate agenda. If the gas companies can't get permits their done. I'm surprised they are still looking for gas and oil plays. Good Luck!
