This is the reason there is a lot of speculation that land will be snatched up by investors. Historically, it makes sense to be part of a balanced portfolio. Farm land has a 100 year historical appreciation of 4.2% not real great for investors, but with the annual cash returns of 3-4% a 7-8% return is not too bad, but it will not command huge investment interest.
