Coup, I agree with you 95% of the time, but lighten up a little. My lawyer is an Ag law exclusive practice, text don't fly as a notification in this state. A phone call would have been awkward, but it would have been proper as a courtesy. Registered letter is notification

Would agree that text was a cowardly way to notify the tenant, but would disagree with your lawyer saying a text is not a valid way to terminate the rental agreement. when the tenant says they received the notification by text of the termination.
