Subject: Had our Land Auction yesterday

Had our auction yesterday Jan. 26. Came out fine. (Of course you always think "what if.")

85% tillable and both tillable and non-tillable, combined, brought $4605

With bins and 7/10 acre they set on the average price per acre is $4917

Over $70,000 expenses--auction commission, surveys, lawyer

176.59 acres. Last year 160 bu corn, 46 bu beans/acre.

Schrader was the auctioneering company. Very nice to do business with

S.W. Indiana south of Terre Haute

Glad it's over. (Except for closing and little surveying, buyer pays half.)

My guess before auction--between 4 and 5000 per acre.

A few more of the "right people" and could have brought a thousand more. Satisfied and very lucky with the turn of events over the past few years !! Super, super lucky !

Don
