Is it a utility of some type? In my experience in Ohio, the only pipelines/easements I was involved with were natural gas and electric. They are considered similar to eminent domain, and you don't actually have a choice about granting it. I have high tension electric lines over my property which gave me a $1 payment (I get to farm around 2 towers - yippee), and just recently got a natural gas line easement for another $1, which I haven't seen yet (but they haven't put it in yet either). They do have to pay for damage to existing crops when they do work, but don't hold your breath in my experience. I hope your partner is getting a better deal.
