50 years ago we took about 1.5 acres, pushed the top off, and took out the next 3-4 ft of soil for fill for a machine shed. It took at least 20, probably 30 years for that area to get back to "normal". Now it yields pretty much what the adjacent area does.


I would discount your next 20 years of yields, maybe 40% in year one, sliding back up to 100% in year 20, and figure what that's worth when figuring a price.
